All real estate is local. Very true here in the Grand Valley. REALTORS® must know the specifics of working with our unique landscape, the water and soil issues and the balance between our agricultural and urban lifestyle. The GJARA REALTOR® Education Day on Thursday October 29th, is a full day of REALTOR education with specific classes focused on doing business in the Grand Valley. The program includes experts in the fields of Water Law, Pest Control, GIS Mapping, Radon and working with Mill Tailings. We are bringing back the “Grand Valley Specialist” designation developed several years ago. This designation signifies the holder has taken the full compliment of classes that add to their local expertise. Attendance at the full REALTOR® Education Day will fulfill that requirement. Those fulfilling the educational requirements will get a completion certificate and Grand Valley Specialist pin, but more importantly they will add to their knowledge, skills and local competency. Here’s the course outline:

 

Water Law- Taught by Aaron Clay, this popular class covers the in’s and outs of water here in the valley. He covers the importance of water to our way of life, Covering the manner in which this valuable resource is managed, delivered and divided among users. He covers the legal aspects of water rights, accessibility and the issues with their sale and transfer. This two-hour class will give you an understanding of how water impacts your clients and their home journey.

 

What Bugs Buyers- How many of our clients understand the impact of pests on the delicate crops here in the Grand Valley? Learn from Ryan Surad of the Upper Grand Valley Pest Control District, about the issues facing our agricultural community from pests. Got an out of area buyer looking to retire in Palisade? Have a buyer looking for a hobby vineyard? Could you advise them on how an uncontrolled Japanese Beetle infestation could impact not only their property but threaten the entire ecological balance of the Valley? Do you want that kind of liability? Ryan will help you advise those clients on how and what to look for in that transaction.

 

GIS Mapping- The City and County have a wonderful resource for REALTORS® in their GIS mapping system. Learn from Chris Dumbrowski, GISP, GIS Analyst with the City of Grand Junction, how to use this resource on behalf of your buyers and sellers. The unique terrain of our Valley and the tools we need to better know and understand it are available in their comprehensive system. Learn the tips and tricks to make this system a powerful tool in your technology stack.

 

Radon detection and mitigation- Radon detection is a growing issue here in the western slope. We are seeing an increase in buyers from areas that have Radon. Long a requirement for REALTORS working on the Front Range, Radon has become more of an issue for us. Learn from Russell Baker of Miracle Rock Inspections, about the issues surrounding Radon, how to detect, test and mitigate it. Lots of misconceptions surround this issue so take this class and be better informed. Don’t let a Radon issue derail your next closing.

 

Mill Tailings- Many of us know the long history of Uranium mining and milling here in the Grand Valley. Our area was the primary source of milled uranium during the 1940’s. Join Ashley Lawrence, Uranium Mill Tailings Project Manager with CDPHE to learn more about the use of these mill tailings in foundations, landfill and structures. More importantly, learn about how to test and what to do if your Listing or your buyer’s preferred home is impacted. Bring your Gieger counter, I know Ashley will bring hers.
